Service Agreement

  1. We’re in business to assist in the “For Sale By Owner” (FSBO) process by offering FSBO sellers in the greater St. Paul area and buyers from around the world an opportunity to connect over the internet. We are NOT realtors and we do not represent either the seller or buyer in any way. We do not receive a commission on the sale of any properties listed on our website.
  2. Our one-time fee of $195 includes up to six months listing time (continuous only) on the website, and the installation and use of our sturdy and attractive “For Sale By Owner” yard sign. We will also provide one directional sign and one open house sign if requested.
  3. If you choose to purchase the MLS Add-On Service, the fee is $400 which includes up to six months listing on MLS (continuous only).
  4. Your listing term expires when you accept an offer, you take your property off the market, list it with a real estate agent or broker, or after six months of listing, whichever occurs first. If needed, we will extend your basic listing for an additional six months for only $75 and your MLS Add-On listing can be extended for an additional six months for $150
  5. Yard signs remain property of FSBO St. Paul Area and FSBO St. Paul Area does not accept responsibility for accidental injury involving the yard sign or its placement.
  6. Most signs are installed within three days provided the buried utility lines are marked. It is your responsibility to contact Diggers Hotline (WI) or Gopher State One Call (MN) to identify buried utility lines. Notify us via email at info@fsbostpaularea.com or call (651-249-1879 ) when the utilities are marked and you have a marker placed where you want the yard sign installed.
  7. You agree to pay $100 for signs not made available for pickup after your listing term expires or for signs damaged beyond normal wear and tear.
  8. No refunds. Since we incur nearly all of our expenses in the first few days of listing a new property, we cannot offer refunds.
  9. Listings are for one property only and are non-transferable.
  10. The home seller is responsible for the accuracy of their listing. Those knowingly misrepresenting their property will be asked to correct the inaccuracy. FSBO St. Paul Area may terminate a listing with false or inaccurate information (without providing a refund).
  11. Sellers agree to notify FSBO St. Paul Area as soon as the property is sold, listed with a real estate agent, broker or other FSBO site so that we can remove it from our site. If any of the above are discovered, the listing in question will be removed.
  12. If you select the MLS add-on to the basic package, a Real Estate Broker, licensed in Minnesota and Wisconsin, will contact you approximately three days after your order is processed. The broker will list your property on MLS.
